ADU construction
ADU construction in Grand Junction
Thinking about a backyard cottage, a garage apartment, or a place for your parents? We design and build ADUs across the Grand Valley, and we handle the permit process so you don’t have to learn the zoning code on your weekends.
Accessory dwelling units
What counts as an ADU
An accessory dwelling unit is a small, self-contained home on the same lot as your main house. Around here people call them casitas, mother-in-law suites, granny flats, or backyard cottages.
Whatever you call it, it has its own kitchen, bathroom, and entrance. That’s what separates an ADU from a shed with drywall, and it’s also why the permitting matters.
Ways people use them
- Long-term rental income
- A place for aging parents or adult kids
- Guest house for visiting family
- Home office or studio that is actually separate from the house
Three ways to get there
Detached, attached, or conversion
Detached: a standalone unit in the yard. The most flexibility and usually the biggest budget.
Attached: an addition with its own entrance. Shares walls and utilities, which can trim costs.
Conversion: turning an existing garage or basement into a dwelling. Often the fastest path, as long as the existing structure cooperates.
Permits and zoning
- Grand Junction allows ADUs in many residential zones
- Setbacks, height, parking, and unit size limits depend on your lot
- We check what is possible on your property before you spend money on plans
- We pull the permits when it is time to build

Common questions
How much does an ADU cost in Grand Junction?
It depends on size, site conditions, and finishes. A garage conversion costs less than a detached new build. We would rather look at your property and give you a real number than publish a range that turns out wrong for your lot.
How long does an ADU take?
Design and permitting usually take longer than people expect, and construction time depends on the scope. You will get a schedule with your quote, and we will tell you if anything moves it.
Can I rent it out?
In many Grand Junction zones, yes. Rental rules change over time, so we will point you to the current city requirements for your address as part of the planning conversation.
